As smart technologies are becoming increasingly prevalent in the built environment (e.g., smart cities, smart buildings), this paper explores the concept of space user in smart urban environments. Scaffolding on Lecomte (Eres 2018), the paper investigates the impact of digital technologies on the way humans engage with their physical surroundings. The paper concludes by laying out the fundamental principles for a phenomenology of space in smart real estate, as a necessary step towards the modelling of commercial real estate in smart cities.
