Despite the apparent reported cooling of sentiment towards eCommerce, recent statistics show that online shopping remains a very important element in the UK retail scene. The College of Estate Management has developed an annual benchmark survey to track and monitor eCommerce progress in relation to property impact. The research is based on two separate cohorts of retailers and investors/developers who have responded to continuing surveys and interviews during 2000, 2001 and 2003 in projects funded by BCSC, European Shopping Centre and RICS Education Trusts. The paper shows key trends in eCommerce from the perspective of both groups, focusing on their strategic response and the barriers and drivers to eCommerce in the retail sector. The position of the UK in the international eCommerce marketplace is also be examined. Finally the policy implications for Government in relation to urban shape and form will be analysed, in the light of the Office of the Deputy Prime Minister's Planning Advisory Group's recommendations.
